FULL SERVICE MANAGEMENT 

Our full service management package is just 10% of the monthly rent - minimum $100.  Each time a vacancy needs to be filled it is 10% to lease the property. We charge NO OTHER FEES. No charge when a unit is vacant...No surcharge on repairs...No Fee for lease renewals...No set up fee...No postage fees...NO ADDITIONAL FEES.

Initial Property Consult

 

This is a no-obligation assessment at the property to address your needs, goals, and concerns. We also make recommendations on what need to be done to the property to ensure it leases in a timely fashion.

  • Rental valuation – We research the most current comparable's and give you our opinion of rental value.

  • Establish a timeline – Based on our meeting, we will give you a timeline of when you can expect certain goals to be accomplished including property turnover, advertising, leasing, and move in.

Leasing Services

Once a potential Nester expresses interest in your property, our Nest Specialists will take care of every detail to close the deal.  We will handle:

  • Lease Signing

  • Tenant Walk-Through

  • Complete documented walkthrough of property with tenant

  • Photographic capture of property to document condition

  • Thorough review of home maintenance and care with tenant

  • Explanation of maintenance process and emergency procedures

Accounting & Process

 

Each Nest Owner will receive updates You will be updated on the progress every Tuesday and Friday. More often if warranted.

In addition, you will benefit from: 

  • Monthly Statements

  • Income/Expense Statements emailed each month

  • Initial Move-In Inspection Report

  • Quarterly Nest Inspections

  • Move Out Inspection Report

  • Yearly Preventative Maintenance Walkthrough

  • Lease renewal reminders

Turnover

 

Based on our initial meeting with you, we then contract out our preferred vendors to bid and perform the work needed to make the home "rent ready".

  • We oversee that the work is performed in a timely fashion and professional manner.

  • Once work is complete, the invoice will be forwarded to you for payment.

  • Create professional looking online advertisement

  • Custom designed flyers

  • Syndicate ad to all our preferred online advertising sites

  • Social Media Advertising

Nester Screening

Once an application is received we screen the applicants for:

  • FICO Credit Score

  • Employment verification

  • Rental reference verification
