The new Government Shutdown Rent Extension Program is designed around fairness, transparency, and documentation; three cornerstones of the Nest Managers Property Management System. 


Here’s how it works: 

  1. Tenant Verification: Tenants directly affected by the federal shutdown, including military members, federal employees, and contractors, may apply for a short-term rent extension by submitting proof of income disruption (LES, agency letter, or contractor verification). → View our Resident Resources page for details and forms

  2. Owner Authorization: No extensions are granted without the owner’s written approval. This ensures property owners retain full control over how their leases are managed. 

  3. Limited Extension Window: Extensions allow up to 10–15 days beyond the standard grace period. Rent continues to accrue as normal, and no rent is forgiven or waived. 

  4. Documentation and Compliance: All requests and approvals are recorded within each tenant’s file to maintain compliance with North Carolina General Statutes §§42-3 and 42-26 and our internal Compliance & Communication Standards. 

  5. Eviction Protection Guarantee Update: Owners who opt out of the extension program should note that the Eviction Protection Guarantee will not apply to affected tenants during this period, as legal filings cannot proceed when held by owner instruction.

How Tenants Can Apply 

Residents who are impacted by the shutdown can submit a Tenant Hardship Request Form through their Resident Portal or by emailing service@nestmanagers.com

Required documentation includes proof of federal employment and written verification of income delay. Once submitted, requests will be reviewed promptly, and tenants will be notified of approval or additional steps within five business days. 

 

How Property Owners Are Protected 

All property owners under management will receive direct communication regarding any tenant hardship requests. 

Nest Managers’ team will obtain written authorization before granting any extensions, ensuring owners remain in control of their asset decisions. Owners who participate will receive weekly updates until all rents are current.
